ENERTIA® PRICING CONSIDERATIONS


The model numbers of our standard homes reflect the "footprint" of the home. In addition to these standard models (which can also be built as mirror-images) we also build many custom designed homes. Whether you plan to go standard or custom, remember that we produce houses in the order that we receive deposits, so plan ahead to get the delivery date you want.

Enertia Homes are sold as pre-cut, numbered kits varying in size from 1000-6000 square feet. The kit is a structural package that includes the timbers for the four exterior walls and the two interior walls (Energy WallsTM) which form the envelope, as well as the flashings, gasket, spline and fasteners to put the structure together. Also included are the beams for the upstairs floor system and the rafters for the roof structure. Doors, windows, flooring, and foam SIP roof panels are priced separately as per your blueprint and climate.

Homes are shipped via tractor-trailer at a cost of approximately $1.55-1.85+ per truck per mile. Mileage is measured from Raleigh, NC to your site. Most homes fit on 1 or 2 trucks. The customer pays the freight company for shipping upon delivery. Delivery is free for homes built in North Carolina.*

Enertia Homes are massive - that's how they work. The Arcadia and Indian Summer kits are already price and value optimized, and therefore we cannot make design changes to these models. Enertia kits represent value and are an excellent investment.

Our kit price structure is based on timber wall area, the number of corners, the span of beams and girders, and past experience with the design. The total finished cost of the home depends on your tastes in finishing materials, how much (if any) work you do yourself, and labor costs in your area. Expect your total home cost to be approximately 3-4 times the kit cost. Specific site costs, such as land purchase, blasting, or well drilling are not included in these estimates.

Blueprint fees for standard models are included in the kit price. Site and climate specific modifications and detailing will be done at no additional design charge when a home is ordered. If you make other changes from standards, design fees will be charged. Custom home Design and Blueprint fees will be estimated according to the complexity of the design.

An attached garage can be added to some home models as an option. Timber kits are available for those models, or matching siding can be purchased for an attached or detached garage. Call for prices on siding.

Often customers find a standard plan that suits their life style, but they request some changes. Once we determine that these changes are structurally feasible, we handle the cost of making those changes by charging a flat fee to cover the drafting time, materials and labor. Change orders are used to document and track the cost of changes you make to standard plans. Some typical change order fees are:

Modify, add or remove a window: $450.00

Modify, add or remove a door: $900.00

Major changes involving stairways, change of "footprint", or Sunspace wall location will usually move the house into the "custom" category.

*State sales tax must be paid in full on homes built in North Carolina at the time the home is ordered.
